We're a locally owned, owner-operated home inspection firm headquartered in Burnsville, Minnesota and serving the entire south-metro Twin Cities trade area — Apple Valley, Savage, Eagan, Rosemount, Lakeville, Bloomington, Prior Lake, Edina, Mendota Heights, Farmington, Inver Grove Heights, and the broader Dakota and Scott County region.

Lead Inspector: Derek Vandenberg
Derek Vandenberg founded SPEC Home Services after seven years of construction-trade work and three years inspecting alongside one of the south metro's most senior inspectors. He holds the InterNACHI Master Inspector credential (CPI #NACHI24091107), is licensed by the Minnesota Department of Labor & Industry, and is a FLIR Level 1 Certified Thermographer.
Derek has personally inspected over 1,000 homes across Dakota and Scott counties since 2018, with concentrated experience in Burnsville's 1970s and 1980s housing stock — the split-levels, walkout ranchers, and two-story colonials that define this city — plus the Heart of the City new-construction footprint and the south-metro retail commercial corridor.
